'das Theater' and 'die Oper' both belong to the stage and to performances in front of an audience. 'das Theater' is the more general term: plays, operas, or other stage arts can be shown there. 'die Oper' is more specific and has a lot to do with singing and orchestra. In addition, 'die Oper' can also mean the building or going to an opera performance. The words can be confused because an opera is a form of theater. But when music and singing are at the center, 'Oper' is more precise.
