'mieten' is the normal word for apartments, rooms, cars, or equipment. 'pachten' is used mainly for plots of land, restaurants, farms, or businesses. The important point is that you are often also allowed to generate income or profit from the thing, for example by selling fruit or running a restaurant. The words can be confusing because both work similarly to a contract with payment. For ordinary living arrangements or a car, 'mieten' fits; for land or a business that brings in income, 'pachten' fits.
