'Mietvertrag' and 'Pacht' both have to do with being allowed to use something in exchange for money. A 'Mietvertrag' is usually about an apartment, a room, an office, or another property that you use. With 'Pacht', you are allowed not only to use the property, but also to keep the yields or profits from it, for example with a field, a garden, or a restaurant. The words can be confused because both are regulated by contract and cost money regularly. For an apartment, you normally say 'Mietvertrag'; for a managed plot of land or business premises, 'Pacht' is more likely.
