Based on a theory, existing only as an idea or possibility, but not necessarily tested or implemented in practice.
example
Theoretisch ist das die schnellste Route, aber praktisch gibt es dort immer Stau.

Usage tips
Word family
The adjective 'theoretisch' (theoretical) is derived directly from the noun 'die Theorie' (the theory). It describes anything that relates to a theory or exists only in the mind.
EXAMPLE
Das ist eine rein theoretische Diskussion ohne praktischen Nutzen.
That is a purely theoretical discussion with no practical use.
Sentence structure and use
'Theoretisch' (theoretically) is very often used as an adverb at the beginning of a sentence. In this case, the verb follows directly after it in position 2 (inversion).
EXAMPLE
Theoretisch könnten wir es in einer Stunde schaffen.
Theoretically, we could manage it in an hour.
Typical contrast
'Theoretisch' (theoretical/theoretically) is often used in a sentence that expresses a contrast with 'praktisch' (practical/in practice) or 'in der Praxis' (in practice). This contrast is often introduced with 'aber' (but).
EXAMPLE
Theoretisch ist der Plan gut, aber in der Praxis funktioniert er nicht.
Theoretically, the plan is good, but in practice it doesn't work.

theoretisch vs eigentlich
actually / really
'eigentlich' and 'theoretisch' can both refer to something that is true or possible in principle, but may work out differently in reality. 'eigentlich' is often used to show a contrast: what is actually true, what was planned, or what one would have expected. It can also make a question softer. 'theoretisch' puts more emphasis on something being true only as a possibility or idea, and perhaps not working in practice. Learners may confuse the words because both often come before an 'aber' (but). 'Eigentlich' fits better with intentions and real circumstances, while 'theoretisch' fits better with possibilities.
theoretisch
Theoretisch ist der Plan möglich, aber vor dem Termin fehlt uns noch viel Zeit.
Theoretically, the plan is possible, but before the appointment we still need a lot more time.
eigentlich
Eigentlich wollten wir zu Hause essen, aber dann sind wir doch ins Restaurant gegangen.
Originally, we wanted to eat at home, but then we ended up going to a restaurant after all.
