'eigentlich' and 'theoretisch' can both refer to something that is true or possible in principle, but may work out differently in reality. 'eigentlich' is often used to show a contrast: what is actually true, what was planned, or what one would have expected. It can also make a question softer. 'theoretisch' puts more emphasis on something being true only as a possibility or idea, and perhaps not working in practice. Learners may confuse the words because both often come before an 'aber' (but). 'Eigentlich' fits better with intentions and real circumstances, while 'theoretisch' fits better with possibilities.
